- Pre-installed plumbing penetrations — skimmer, returns, main drain, lights (rough-in)
- Bond beam and structural perimeter — ready for tile, paving, or coping installation

- As-built drawings — for your records and certifier
What's NOT included — your trades handle this
- Interior finish — tiling, plaster, pebble, gelcoat (your tiler/finisher)

Who this isn't right for
To be straight with you — shell-only isn't right for everyone:
- Private homeowners without trade contacts. Coordinating five separate trades is a project management job. If you don't want to do that, take the turn-key package.
- One-off custom shapes. Highly bespoke pools (infinity edges, custom shapes, complex water features) benefit from end-to-end control. Shell-only is best for standard, rectilinear, repeatable forms.
- Projects where coordination risk is high. If your trades have unpredictable schedules, having one company own the whole build can be worth the premium.
